When you are preparing to buy or sell a home in Central Florida, few things catch people off guard more than closing costs and hidden fees. Understanding what to expect before you reach the closing table can save you thousands of dollars and a great deal of stress — and our real estate agents at Watson Realty Corp. are here to make sure you are fully prepared every step of the way.

What Are Closing Costs?

Closing costs are the fees and expenses you pay to finalize a real estate transaction, separate from the home's purchase price. They are due at the closing of the sale and can vary depending on the property, the lender, and the location.

Who Pays Closing Costs?

While both buyers and sellers share closing costs, what each party pays looks quite different at the closing table.

As a buyer, you can expect to pay for:

Loan origination and underwriting fees

Home inspection and appraisal fees

Title search and title insurance

Prepaid homeowners insurance and property taxes

Attorney or settlement agent fees

Sellers commonly pay for:

Real estate agent commissions

Title transfer taxes and recording fees

Outstanding liens or HOA balances

Prorated property taxes through the date of sale

How Much Should You Budget for Closing Costs?

A general rule of thumb for buyers is to budget between two and five percent of the home's purchase price for closing costs, which can add up to a significant sum depending on the property. Sellers in Florida also need to plan ahead, as their costs — particularly commission and transfer taxes — can be substantial.

Breaking Down the Most Common Fees

Understanding the individual line items on your Closing Disclosure can help you spot anything unexpected and ask the right questions before signing.

Key fees to review on your Closing Disclosure:

Loan origination fee — what your lender charges to set up your loan

Appraisal fee — covers a professional assessment of the home's value

Title insurance — protects you and your lender if ownership questions arise later

Escrow impounds — funds set aside upfront to cover taxes and insurance

Recording fees — paid to the county to make the ownership transfer official

Hidden Fees That Often Surprise Buyers and Sellers

Even experienced homeowners can be caught off guard by fees that are not always clearly disclosed early in the process. Staying informed can prevent last-minute surprises at the closing table.

Watch Out for These Often-Overlooked Charges

HOA transfer fees and capital contributions — common in Central Florida communities with active homeowners associations

Courier and wire transfer fees — small but cumulative charges for document handling and fund transfers

Prepayment penalties — found in some loan agreements, if you pay off your mortgage early

Home warranty premiums — sometimes negotiated into the contract, but occasionally left to the buyer

Pest inspection fees — often required by lenders for certain loan types, including VA and FHA loans

Tips for Reducing Your Closing Costs

Negotiating and shopping smartly can make a meaningful difference in what you ultimately pay. Here are several proven strategies to consider:

Request a Loan Estimate from multiple lenders and compare fees side by side

Ask the seller to cover a portion of your closing costs as part of the offer negotiation

Look for lender credits, which can offset upfront costs in exchange for a slightly higher interest rate

Review your Closing Disclosure carefully at least three business days before closing

Work With an Agent Who Knows Central Florida

Understanding closing costs and hidden fees is one of the most important steps you can take before entering the Central Florida real estate market.
Florida is home to more than 1,000 freshwater springs, giving the state one of the largest concentrations of these natural phenomena. Not only are these systems beautiful, but they're also a great place to visit, swim, and enjoy other recreational activities. Our real estate agents know the state well and recommend visiting the following natural springs.

Exploring Florida's Natural Springs This Season

Blue Spring State Park

Swim in 72-degree crystal-clear waters at Blue Spring State Park, located along the St. Johns River and near central Florida homes for sale. The spring attracts manatees that rely on its constant temperatures, and if a significant number remain in the spring, its opening could be delayed. Although visitors aren't allowed to swim with the manatees, you might be able to see them from a boardwalk viewing platform. For more water fun, rent a tube and enter the water at the upper entry, swim to the spring boil, and then float down to the main swim dock for a journey of about an eighth of a mile.

Wekiwa Springs State Park

Address: 1800 Wekiwa Circle, Apopka, FL 32712

If you have difficulty using the available steps, a swim lift is available to help you enjoy the water. Snorkeling is also allowed at the springs. And when you're ready to get out of the water, a series of trails lets you choose from a short 8/10-mile trek up to 13.5 miles for a serious hike.

If you are preparing to purchase a home in Central Florida, understanding the escrow process is one of the most important steps you can take. Working with our real estate agents at Watson Realty Corp. ensures you have experienced guidance at every stage of your transaction.

What Is Escrow and Why Does It Matter in Florida?

When you purchase a home in Central Florida, escrow serves as a built-in layer of protection for everyone at the table. A neutral third party holds your funds and key documents until every condition of the sale is satisfied, giving both buyers and sellers peace of mind from contract to closing. The Florida Real Estate Commission (FREC) and the Florida Department of Business and Professional Regulation DBPR regulate real estate professionals involved in escrow transactions, helping ensure your funds are handled according to state requirements.

How the Escrow Process Works

When you make an offer on a Central Florida home, and it is accepted, you will typically submit an earnest money deposit into an escrow account. This demonstrates your commitment to the purchase. The escrow agent, often a title company or attorney in Florida, then manages those funds until closing.

Key steps in the escrow process include:

Submitting your earnest money deposit after the contract is executed

Completing required inspections, appraisals, and loan approval within specified deadlines

Reviewing the title search to confirm the property is free of liens or legal issues

Signing final closing documents and transferring funds to complete the sale

Florida-Specific Escrow Rules You Should Know

Knowing the rules before you reach the closing table can make all the difference. Florida has clear regulations in place governing how escrow funds are handled, and understanding them helps you move through the process with confidence — and without unwelcome surprises. Under Florida law, escrow funds must be held in a properly designated escrow or trust account at a Florida-based financial institution for the duration of the transaction.

Escrow deposits in Florida must be held in a designated account by a real estate broker, title company, or attorney acting as the escrow agent

Florida law requires disputes over escrow funds to follow a formal resolution process, which may include mediation, arbitration, or court action, before funds can be released

Buyers typically have a set number of days, outlined in the contract, to complete inspections and due diligence, after which the deposit may become non-refundable depending on the terms of the agreement

The Role of the Title Company in Florida Escrow

When it comes to escrow in Central Florida, title companies are your behind-the-scenes advocates. They handle the title search, issue title insurance, and step in as the neutral escrow agent — quietly ensuring everything is in order before you ever sit down at the closing table. Watson Title Services (Central Florida) is a trusted resource that protects you from any undiscovered claims or defects in the property's ownership history, a critical safeguard in any real estate transaction.

What Happens at Closing?

Closing day is the moment everything comes together. The escrow agent releases all funds per the terms of your contract, ownership officially transfers to you, and — best of all — you get the keys to your new home. In Florida, a title company or real estate attorney typically oversees this process, and once all documents are in order, it often wraps up fairly quickly. If you want to feel fully prepared before you sign, the Consumer Financial Protection Bureau (CFPB) offers helpful resources on closing disclosures and final loan terms.

Ready to Buy a Home in Central Florida?

Navigating escrow is much smoother when you have the right team on your side. Contact us at Watson Realty Corp. today, and let our experienced professionals guide you confidently from contract to closing.

Fall is a good time to hold an open house, especially in Florida. The weather gets milder and more welcoming. With the right planning, you can make your home noticeable and attract real buyers. Here's what you need to know:

Tips for Getting Ready for Your Fall Open House

Create Curb Appeal: First impressions matter. Keep your lawn neat. Rake up leaves, trim hedges, and plant seasonal flowers. A few pumpkins or a fall wreath on the front door can make it feel warm and welcoming.

Clean and Declutter: Before you show your home, clean it well. Take away personal items, extra furniture, and clutter. This makes the space feel bigger and more attractive to buyers.

Add Fall Decor: Use fall items like cozy blankets, warm-colored pillows, and nice autumn centerpieces. Avoid going too far; just a few touches can make the home feel inviting without being too much for buyers.

Let in Natural Light: With shorter days, you get less natural light. Open curtains and blinds. Turn on lights in darker areas to keep the home bright and cheerful.

Set the Temperature: Florida can still feel warm in fall. Make sure your home is at a comfy temperature. If it's cool outside, consider opening windows for fresh air.

Offer Seasonal Treats: Add to the experience with snacks and drinks for fall, like apple cider, pumpkin muffins, or spiced cookies. It gives a nice feel and can make buyers feel at home.

Highlight Cozy Features: Show off features like a fireplace, reading nook, or porch. Use extra pillows, blankets, and warm lighting to make these spaces feel extra inviting.

Use Seasonal Scents: Refresh your home with scents of fall, like cinnamon, apple, or pumpkin spice. Keep it simple; a light scent can feel good without distracting potential buyers.

Prepare Information Packs: Have flyers ready for visitors. Include details about the house, neighborhood, and local spots. This helps buyers remember key features of your home.

In order to drive buyer interest and offers, you'll need to put in the effort to ensure your home makes a lasting impression. Our real estate agents always say cleaning is the single most important thing you can do in the days and weeks leading to an open house. And we don't mean tidying up. You'll likely need to clean like you've never cleaned before. If you're preparing for an open house, we prepared a quick list of areas many homeowners miss during the cleaning process:

Start From The Top
When preparing for an open house, every single surface in the house must be cleaned. Because we tend to focus on what's at eye level, it can be helpful to start at the top of the room to ensure you don't miss any fixtures. Ceiling fans, the top of window fixtures, and picture frames are often missed. Once you've cleaned the top of the room, start working your way down.

Don't Forget Your Baseboards
Because of their position on the floor and near vents, baseboards are great at accumulating dirt, dust, and pet hair. And it's easy to miss! We generally recommend giving your baseboards a good scrub when cleaning the floors. This will help cut down on hidden pet odors as well!

Give Your Garbage Disposal Some Attention
When was the last time you cleaned your garbage disposal? Chances are you've overlooked cleaning this appliance for some time. If it's been a while, it may even have an odor. We recommend a half-cup of baking soda, one cup of white vinegar, and a chopped citrus peel. Allow the mixture to sit for about 10 minutes before turning on the water and running the disposal.

Wipe Out The Bottoms Of Your Kitchen Cabinets
Remember, buyers will be opening every cupboard door in your kitchen, so ensure everything is tidy. Take the time to wipe out the bottoms of each cabinet. Get rid of any food stains or spilled spices and seasonings that may have accumulated over the years.

Make Your Faucets Sparkle
To help your kitchen and bathroom look as clean as possible, use a bit of baby oil when wiping down stainless steel sinks and faucets. You'll be surprised at how much it will make them shine and sparkle.

Clean The Coffee Pot
It's easy to turn a blind eye to the condition of appliances we use daily, but if your coffee pot is looking nasty, you'll definitely want to store it away or, at the very least, wipe it down. The appliance should only be on display if it complements the aesthetic beauty of your counter space.

Cleaning for an open house is a big project, but it's definitely achievable throughout the weekend. Contact us today for more tips on preparing your home for the market. Our team is ready to help you list your home or help you find local open houses to attend if you're looking to buy this year.

First, apply two coats of the chalk paint to your vanity and wait for the paint to dry after each coat. Then rub the chalk paint wax on in small sections and use the wax brush to work it into crevices and grooves. Any excess can be then wiped away with a rag, and you'll have transformed your bathroom vanity with just a couple of hours of work and a few supplies.

Use Stencils or Wallpaper
In addition to a coat of paint, you can easily transform your bathroom vanity by adding painted stencils for more color and personality. Add two coats of paint to your bathroom vanity, letting each coat dry. Then choose some stencils in a pattern you like and use them to paint a design on your vanity to give it an extra pop. Stencils are particularly budget-friendly since not only are they inexpensive, but you can also reuse them on other projects, including furniture, fabric, and walls.

Swap in Some New Hardware
Adding new hardware is an inexpensive DIY upgrade for all types of cabinets and furniture, and the bathroom vanity is no different. Brushed brass or sleek chrome are often good choices for vanity knobs and drawer pulls, and you'll also want to look at matching them with other bathroom hardware updates, such as the toilet paper holder and towel racks.

Update Your Countertop
If your vanity countertop looks dated or simply doesn't add anything positive to your bathroom's appearance, consider swapping it out for a new one. Granite, quartz, and marble are popular options that are attractive and long-lasting. Or, for a more inexpensive option, use a spray paint like Krylon Make It Stone to give your existing bathroom vanity countertop a fresher, more modern look.

Create a Mesh Tile Countertop
Covering the top of your vanity with mesh tile squares can achieve a dramatic change in appearance. They come in a wide variety of textures, colors, and styles, so they can be used to achieve a wide variety of different looks.

If you're planning on buying a Florida home or upgrading to a different Florida property, you'll find that there are a lot of architectural styles to choose from. Our real estate agents understand that having so many options can feel overwhelming, especially if you aren't sure exactly what you're searching for in a home.

We recommend learning about the different architectural options so that you feel more comfortable when you're shopping for a home. Here are some of the most popular Florida home styles.

Mediterranean Architecture
Mediterranean architecture is known for its stucco walls, arched doorways and windows, and tiled roofs. On the interior, this style usually incorporates arches and vaults into the design, giving the home a light, airy feel. Stone walls and floors, along with wrought iron fixtures, are also common. This home design is similar to that of coastal villas found throughout Europe. It's a popular option among homeowners who are searching for a luxurious style that compliments Florida's tropical atmosphere.

Spanish Style Architecture
Spanish style architecture is similar to Mediterranean style architecture, but there are a few key differences. The Spanish design usually has red tile roofing, a white stucco exterior, and wooden support beams. Its design also includes a lot of curves, such as arched windows and curving entryways and exterior features. Wrought iron elements are also associated with this home design.

Coastal Contemporary Architecture
The coastal contemporary home design is designed to bring the relaxing tranquility associated with a day at the shore into your own home(even if you live hundreds of miles away from the nearest beach). While this style is popular on the Florida coastline, it's also a hit with anyone looking for a tranquil home. This style doesn't necessarily include a lot of nautical elements to give it a beachy, laidback vibe. Instead, it utilizes soothing, neutral colors that may include a bright hue or two to add a pop of color to the home. There are often a lot of wooden or woven elements incorporated into the home to give it the texture differences associated with the beach. These homes often have high ceilings, lots of windows, and an open floor plan to help you maximize airflow throughout the interior rooms and take advantage of gorgeous exterior views.

Victorian Architecture
Victorian architecture often has smaller windows, a tall, narrow design, and a lot of exterior embellishment, like a fancy porch railing. This design style is also synonymous with steeply pitched roofs and asymmetrical design. Homes with Victorian architecture are usually located in historic areas of Florida alongside other Victorian homes. While these homes are older, the design is considered timeless and full of old-world charm.

Ranch-Style Architecture
Ranch-style homes are common in many states, including Florida. This design is one-story and spreads the home out across the property's land. A home with ranch-style architecture is a great fit for anyone with mobility limitations; the lack of stairs makes it easier to "age at home." Sliding glass doors are common in ranch-style homes to allow more natural light into the home and to help connect the home to its backyard. This design usually has an "L" or U" shape and includes a garage.

The variety of architecture in Florida makes it easy to find a home that fits your needs and aesthetic preferences.

You're ready to start the process of searching for your next home, but you're a little apprehensive about all the steps associated with the process. One stage that our real estate agents suggest you learn about is the closing process.

The closing process is the last major stage of buying a home before you're officially a homeowner. Here's what you should know.

It Takes a While to Reach the Closing Phase
From the point that the home seller accepts your offer, it usually takes between 40 and 60 days to close on the property officially. There are often a lot of documents that you need to turn in for your mortgage application to officially be processed. Even if you're obtained mortgage pre-approval, you still need to submit documentation to verify your income and assets. Depending on how busy your lender is, it might take a few weeks to process your loan. You also need to schedule any inspections that are required or recommended to buy the home, like a home appraisal, home inspection, or property inspection, during this period. It's possible to potentially extend the closing date if the home seller and buyer agree to do so. Sometimes, one party might need an extended period to sell a property, find a new home, or handle other personal matters.

Your Closing Date Could Be Delayed
It's possible for items to pop up that delay your official closing date. For example, if your home inspection shows that the property needs some repairs and the seller agrees to fix them, these repairs can delay the closing date. Or, if you take out a new loan or credit card while you're waiting to close on the home, your credit might be impacted. This means that your mortgage lender may need to review the specifics of your loan to confirm that you still qualify. To prevent your closing from being delayed, avoid making any changes to your financial situation. Don't apply for or take on new debt. Keep the balance in your savings accounts consistent; if you do make a large deposit to your bank account, make sure that you have documentation that proves where the funds came from (your lender will want to confirm that the money isn't from a loan or credit cards). Changing jobs is usually okay if you otherwise have a stable employment history. Just make sure that your income doesn't significantly change, or this can affect your loan approval.

There Are Certain Things You Need to Bring to Your Home Closing
To close on your new home, you'll need to make sure you have the necessary items to ensure everything goes smoothly. You'll need some kind of government-issued identification, like a passport or driver's license. A certified check may be used to pay your portion of your down payment and closing costs, or if permitted by your lender, you may use a wire transfer to transfer the money. If this money will be coming from different investment or bank accounts, make sure that you give yourself enough time to transfer the funds. You also need to bring proof of your homeowner's insurance on your new home.

Is It Enough To Offer Asking Price in Today's Housing Market?

        https://crobles.watsonrealtycorp.com/blog/2022/04/25/is-it-enough-to-offer-asking-price-in-today-s-housing-market

If you're planning to buy a home this season, you're probably thinking about what you'll need to do to get your offer accepted. In previous years, it was common for buyers to try and determine how much less than the asking price they could offer to still get the home. The buyer and seller would then negotiate and typically agree on a revised price that was somewhere between the buyer's bid and the home's initial asking price.

In today's real estate market, buyers shouldn't shop for a home with the same expectations.

Things Are Different Today

Today's housing market is anything but normal. According to the National Association of Realtors (NAR), the average home that's sold today:

Receives 4.8 offers

Sells in just 17 days

Homes selling quickly and receiving multiple offers shows how competitive the housing market is for buyers right now. This is because there are more buyers on the market than homes for sale. When the number of homes available can't keep up with demand, homes often sell for more than the asking price.

How Does This Impact You When It's Time To Submit an Offer?

Market conditions should help guide your decisions throughout the process. Today, the asking price of a home is often the floor of the negotiation rather than the ceiling. Knowing this is important when it's time to submit an offer, but you should also use that information as you're searching for homes too. After all, you don't want to fall in love with a home that ultimately sells for a price higher than what you've budgeted for.

The Mortgage Reports has advice if you're looking to purchase a home in a competitive market. The article encourages you to be realistic with your housing search, saying:

"The best thing to do is set your budget and expectations ahead of time so you know how much you can afford to offer — and when to walk away. This will make negotiations a lot easier."

Of course, when you've found your dream home, you'll want to do everything you can to submit your best offer up front and win a potential bidding war. Knowing the current market is key to crafting a winning offer. That's where working with an expert real estate advisor becomes critical.

A real estate professional will draw from their experience and expert-level knowledge of today's housing market throughout the process. They'll also balance conditions in your area to make sure your offer stands out above the rest.

Bottom Line

Understanding how to approach the asking price of a home and what's happening in today's real estate market are critical for buyers. Partner with a real estate advisor to create a winning plan for you.

If you're a current homeowner, you should know your net worth just got a big boost. It comes in the form of rising home equity. Equity is the current value of your home minus what you owe on the loan. Today, you're building that equity far faster than you may expect – and this gain is great news for you.

Here's how it happened. Home values are on the rise thanks to low housing supply and high buyer demand. Basically, there aren't enough homes available to meet this high buyer interest, so bidding wars are driving home prices up. When you own a home, the rising prices mean your home is worth more in today's market. And as home values climb, your equity does too. As Dr. Frank Nothaft, Chief Economist at CoreLogic, explains:

"Home prices rose 18% during 2021 in the CoreLogic Home Price Index, the largest annual gain recorded in its 45-year history, generating a big increase in home equity wealth."

The latest Homeowner Equity Insights from CoreLogic shed light on just how much rising home values have boosted homeowner equity. According to that report, the average homeowner's equity has grown by $55,300 over the last 12 months.

Want to know what's happening in your area? Here's a breakdown of the average year-over-year equity growth for each state based on that data.

How Rising Equity Impacts You

In addition to building your overall net worth, equity can also help you achieve other goals like buying your next home. It works like this: when you sell your house, the equity you built up comes back to you in the sale.

In a market where you're gaining so much equity, it may be just what you need to cover a large portion – if not all – of the down payment on your next home. So, if you've been holding off on selling and worried about being priced out of your next home because of today's home price appreciation, rest assured your equity can help fuel your move.

Bottom Line

Equity can be a real game-changer if you're planning to make a move. To find out just how much equity you have in your home and how you can use it to fuel your next purchase, connect with a trusted real estate advisor.

        https://crobles.watsonrealtycorp.com/blog/2022/03/16/are-you-wondering-if-this-is-the-year-to-buy-a-home

Every year, many renters ask themselves the same question: Should I continue renting, or is it time to buy a home? If you're a renter, chances are you've asked yourself that question at least once, and it's likely because you've faced an increase in your monthly housing costs over time. After all, according to Census data, rents have risen consistently for decades.

To make an informed and powerful decision, the first step is understanding what's happening in today's housing market so you can determine which option is the better long-term financial decision for you.

Rents Are Going Up Again This Year

Rents are skyrocketing right now. Data from realtor.com shows just how much rental prices are surging throughout the country. The graph below highlights rental unit price increases over the past year:

If you're a renter and plan on signing a new lease, your monthly costs are likely to go up when you do. Those rising costs can have a big impact on your financial goals, including any plans you're making to save for a home purchase.

Homeownership Offers Stable Monthly Costs

Of course, one of the key benefits of owning your home is that you're able to lock in and stabilize your payments for the duration of your loan. That's not the case when you rent.

While rents are already on the rise, there's a good chance many people will see their rental costs increase even more this year. As Danielle Hale, Chief Economist at realtor.com, says:

"With rents already at a high and expected to keep going up, rental affordability will increasingly challenge many Americans in 2022. For those thinking about making the transition from renting to buying their first home, rising rents will remain a motivating factor. . . ."

So, if you're ready to become a homeowner, waiting any longer may not make financial sense. Instead, escape the cycle of rising rents and enjoy the many benefits that come with homeownership today.

Bottom Line

Starting your journey toward homeownership can pay off significantly this year. If you're financially ready today, work with a local real estate professional to discuss your options.

If you're thinking of selling your house this year, timing is crucial. After all, you'll want to balance getting the most out of the sale of your current home and making the best investment when you buy your next one.

If that's the case, you should know – you may be able to get the best of both worlds today. Here are four reasons why this spring may be your golden window of opportunity.

1. The Number of Homes on the Market Is Still Low

Today's limited supply of houses for sale is putting sellers in the driver's seat. There are far more buyers in the market today than there are homes available. That means purchasers are eagerly waiting for your house.

Listing your house now makes it the center of attention. And if you work with a real estate professional to price your house correctly, you can expect it to sell quickly and likely get multiple strong offers this season.

2. Your Equity Is Growing in Record Amounts

According to the most recent Homeowner Equity Insight report from CoreLogic, homeowners are sitting on record amounts of equity thanks to recent home price appreciation. The report finds that the average homeowner has gained $55,300 in equity over the past year.

That much equity can open doors for you to make a move. If you've been holding off on selling because you're worried about how rising prices will impact your next home search, rest assured your equity can help fuel your move. It may be just what you need to cover a large portion – if not all – of the down payment on your next home.

3. Mortgage Rates Are Increasing

While it's true mortgage rates have already been climbing this year, current mortgage rates are still below what they've been in recent decades. In the 2000s, the average mortgage rate was 6.27%. In the 1990s, the average rate was 8.12%.

For context, the current average 30-year fixed mortgage rate, according to Freddie Mac, is 3.85%. And while recent global uncertainty caused rates to dip slightly in the near-term, experts project rates will rise in the months ahead. Doug Duncan, Senior Vice President and Chief Economist at Fannie Mae, says:

"For homebuyers, we believe that borrowing costs will likely rise with the increase in mortgage rates…."

When that happens, it'll cost you more to purchase your next home. That's why it's important to act now if you're ready to sell. Work with a trusted advisor to kickstart the process so you can take key steps to making your next purchase before rates climb further.

4. Home Prices Are Climbing Too

Home prices have been skyrocketing in recent years because of the imbalance of supply and demand. And as long as that imbalance continues, so will the rise in home values.

What does that mean for you? If you're selling so you can move into the home of your dreams or downsize into something that better suits your current needs, you have an opportunity to get ahead of the curve by leveraging your growing equity and purchasing your next home before prices climb higher.

And, once you make your purchase, you can find peace of mind in knowing ongoing home price appreciation is growing the value of your new investment.

Bottom Line

If you want to win when you sell and when you buy, this spring could be your golden opportunity. Get connected with a local real estate professional so you have the insights you need to take advantage of today's incredible sellers' market.

When you make a move, you want to sell your house for the highest price possible. That might be why many homeowners are eager to list in today's sellers' market. After all, with record-low inventory and high buyer demand, many homes are selling for more than asking price. Data from the National Association of Realtors (NAR) shows 46% of homes are selling above list price today.

But even in a market like we have now, working with an agent to set the right asking price is critical, as pricing it too high or too low could have a negative impact on your final sale. Here's why.

Pricing Your House Right Is Crucial Even in a Sellers' Market

The price you set for your house sends a message to potential buyers. Price it too low and you might raise questions about your home's condition or lead buyers to assume something is wrong with the property. Not to mention, you could leave money on the table, which decreases your future buying power if you undervalue your house.

On the other hand, price it too high and you run the risk of deterring buyers. When that happens, you may have to do a price drop to try to re-ignite interest in your house when it sits on the market for a while. But be aware that a price drop can be seen as a red flag for some buyers who will wonder why the price was reduced and what that means about the home.

In other words, think of pricing your home as a target. Your goal is to aim directly for the center – not too high, not too low, but right at market value. Pricing your house fairly based on market conditions increases the chance you'll have more buyers who are interested in purchasing it. That makes it more likely you'll see a bidding war, too. And when a bidding war happens, you'll likely get an even higher final sale price. Plus, when homes are priced right, they tend to sell quickly.

To get a look into the potential downsides of over or underpricing your house and the perks that come with pricing it at market value, see the chart below:

Lean on a Professional's Expertise To Price Your House Right

There are several factors that go into pricing your house and balancing them is the key. That's why it's important to lean on an expert real estate advisor when you're ready to move. A local real estate advisor is knowledgeable about:

The value of homes in your neighborhood

The current demand for houses in today's market

The condition of your house and how it affects the value

A real estate professional will balance these factors to make sure the price of your house makes the best first impression and gives you the greatest return on your investment in the end.

Bottom Line

Even in a sellers' market, pricing your house right is critical. Don't rely on guesswork. Work with a trusted real estate advisor (ME) to make sure your house is perfectly priced.

Five Tips for No-Regret Home Selling

Selling your home is a big decision, and seller's remorse can creep in when you least expect it. Seller's remorse is a feeling of regret that you sold something that you weren't ready to part with, or that you sold your home for a lower price than you should have received. Preparation is the key to avoiding seller's remorse, and we're here to help with five key tips for no-regret home selling.

Prepare Yourself Mentally for Selling Your Home
Parting with a home where you've spent years of your life can be an emotional experience, even if you're not normally one to get sentimental. There are so many memories that take place at home, but it's important to remember that you don't lose those memories if you decide that selling your home is your best option. Selling your home with no regrets starts with mentally preparing yourself for the process, and looking ahead to the memories that you'll build in your next home.

Price Your Property Based on Market Value
When it comes to the actual process of selling your home, the most common reason for regret is setting a price that's too far below market value. Picking the right price is much easier with the help of an experienced real estate agent, who can provide a comparative market analysis (CMA) that shows you what similar properties in the area have sold for recently. The more you know about your local real estate market, the easier it is to set a price that both meets your goals and makes selling your home possible on your desired timeline.

Know When to Walk Away from a Negotiation
Even if you pick the perfect price, there will always be buyers who send low-ball offers or try to negotiate terms that don't suit your needs. Sometimes it's simply an opening offer which they'll be willing to revisit, but in other cases, they won't be willing to budge from a low initial offer. Being prepared to walk away when the offer isn't right for your needs may be nerve-wracking at the moment, but if you set a competitive price you can walk away from a poor offer with confidence that better offers will eventually come.

Be Ready to Move Right Away
Once you've found a deal that's to your liking, it's helpful to have a plan in place to be ready to move as soon as the time is right. Before you get deep into the process of selling your home, start planning for how you'll move your belongings. Make sure that your next home is ready for your arrival, and have a list prepared for what you'll do when you arrive. It certainly doesn't hurt to have some fun activities lined up in your new neighborhood, too!

Focus on the Future
While it's natural to reflect on the time that you spent in the home you're selling, it's wise to look to the future, as well. There will be ample opportunities to create memories in your new home, and your new neighborhood may have exciting attractions that aren't available in your current neighborhood. Focusing on the future will help you avoid regret when selling your home, and get you excited about your new location.

Selling your home with no regrets starts with choosing the right price, and knowing when to walk away from a negotiation. Once you find the right buyer, being prepared for the future is the best way to avoid regrets after closing the deal.

Need To Sell Fast? Here's How You Can Expedite Your Sale

Selling your home can be a stressful process, but when you're up against a deadline and need to sell fast, things can get a bit hectic. However, selling your home quickly is definitely achievable — you just might have to put in a little extra leg work up front. If you're up against circumstances that require a quick home sale, your real estate agent can help. Here is a quick list of five things you can do to reduce the amount of time your home sits on the market:

Make Basic Repairs And Upgrades
Buyers will be quick to notice broken doorknobs, chipped paint, or non-functioning light bulbs. A lack of home maintenance can give your home a worn, lived-in appearance which can be dissuasive to shoppers. Prior to listing your home on the market, be sure to take care of the basic home maintenance tasks.

Focus On Home Staging
Putting in some extra effort when staging your home can really help reduce the amount of time your home sits on the market. Preparing for staging includes decluttering, decorating, arranging furniture, and maximizing light exposure all in an attempt to create an environment that enables buyers to imagine themselves living in the space. Going above and beyond can really help capture buyers' attention. Hire a professional or work with an experienced real estate agent to maximize the effectiveness of your home staging.

Seek Professional Listing Photos
Most buyers begin the home shopping experience online. In order to draw clicks to your listing, you need eye-catching listing photos. Your real estate agent will be able to help capture stunning photos of your interior or facade, which may involve hiring a professional photographer.

Accurately Price Your Home
If you're looking for a quick sale, an accurate sale price is important. Use comps (recent sales of similarly sized homes within a one-mile radius) to determine what the market is willing to pay for your property. If you price too high, you'll reduce your eligible market and most buyers won't even consider a house that is priced significantly higher than the appraised value. Bottom line — your home price needs to be competitive with the market.

Schedule An Open House
Open houses don't always lead to immediate home sales, but they're a good way to generate a lot of foot traffic and visibility in a short period of time. After your home hits the market, consider holding an open house. You never know if it might lead to a quick home sale. Just make sure to work with an experienced agent who can promote the event effectively.

People need to sell quickly for a variety of reasons. Perhaps you've found the home of your dreams or maybe you need to move for your career. Regardless, be sure to work with your agent on the best approach to selling your home quickly.

Have you ever wondered what style of house represents your personality? There are so many home types to choose from, you should know which one fits you best! Take a look at these five popular home styles to get an idea for the aesthetic and functionality that match your unique personality when you're ready to purchase your next home.

Craftsman

Born out of the American Craftsman movement between 1900 and 1929, these homes were fashioned as a counterculture crusade against ornate, Victorian style to express handcrafted detail and humble living. Typical features include front porches supported by two thick columns, exposed beams, one story, low roofing, stucco accents and Earth-toned colors.

If you have an affinity for Craftsman style, you probably are a homebody who enjoys crafting or working with your hands. You may also love having a small garden or compost pile in your yard. You probably enjoy a warm cup of tea and reading in cozy rooms by a warm hearth.

Midcentury Modern

Characterized by clean and simple lines, integration with nature, and honest materials, midcentury has made a significant comeback in recent years. Indicative of the 1950s and 60s, it takes influence from Scandinavian design, with function and form at its core.

Typically, these homes are one-story ranch homes with small elevation changes, open-concept layouts, and have unique nature-inspired details like indoor atriums and wood paneling.

If you love midcentury, you probably enjoy the artistic aspects of home design coupled with entertaining friends and family with classy cocktails and appetizers amid the sounds of a good vinyl record.

Contemporary

Contemporary simply means "of the current time." Innovative and looking toward the future, these homes change features with current needs, trends, and styles. So, in keeping with the right-now, these homes mix styles but add eco-friendly features and smart-home capabilities.

If these homes are your thing, you probably like less maintenance, more convenience, and cleanliness. You may gravitate toward industrial loft spaces and condos with little-to-no yard work for your busy, efficient personality. You probably have a small dog you can carry around with you anywhere, too.

Mediterranean

Popular in Florida and the Southwest, Mediterranean-style homes include everything from Tuscan to Spanish to Mission Revival. Features include symmetry with rounded archways, columns, clay tile roofing, white stucco exterior, metal ironwork on gates or windows, beige interiors, and large kitchens. Oftentimes, a pool, a fountain or courtyard adorn the landscape.

This style of home is perfect for those who love to host their big families and friends from the heart of the home – the kitchen. If you love this style, you have a bit of a dramatic side, you're low maintenance, and you love relaxing by the pool like a Hollywood movie star.

Beach Cottage

As a Florida brokerage, we know a thing or two about beach homes and the people who love them. Inspired by the Cape Cod homes of New England, these homes are built in the cottage style with cedar or shaker siding to weather the saltiest of sea air, high winds, and humidity.

If you love a beach home, you welcome lots of natural light, simple décor in whites and blue hues to match the landscape, and most importantly – direct access to the ocean. You simply cannot be landlocked, you may own a boat, and you probably make (or at least enjoy eating) a killer key lime pie.

Now that you know the most popular home styles in our area, and which one fits you best, give our Watson agents a call to help you find your perfect match today.

It's summer and you know what that means – it's listing season! Even though the market is primed for selling and many homes are selling for way over their asking price, it's still important to approach selling with a sound strategy. To that end, here are some key takeaways you should keep in mind to stay on top of your game in the lucrative 2021 market.

Understand Market Data

Though it can be exciting to sell when the market is scorching and you have the potential to make thousands over your asking price, remember that the market changes quickly, and there are a number of factors that go into pricing your home. According to Inman, if a home prices higher than comps in its area, it's likely that home has factors that can't be replicated – such as location, a pool, or a desirable lot. Your Watson agent knows to do their research thoroughly in order to best understand how to price your home.

Know Your Target Buyers

Low supply and buyer demand are skyrocketing the prices of homes, but that means that certain buyers are going to be priced out. Therefore, it's best to understand what your target audience is and what they're willing (and can afford) to pay. A great REALTOR® will understand where the leads are coming from, whether local or out-of-town, and what their financial backing looks like. Many buyers are offering all cash, but that may not always be your best bet since it can include contingencies, deductions, low-balling, and timelines that leave you frustrated.

Don't Alienate Your Buyer

You may think that since the market is in your favor, you get to call all the shots. But that attitude can backfire. Buyers still want a good deal and want to be treated with fairness. They also will be unwilling to move forward if the home doesn't meet their expectations. So, to avoid this pitfall, be sure to first get a thorough inspection and repair big items before listing your home. Things like roofs, leaks, or any basic items that are non-functioning need to be in great condition before listing, or you risk losing most buyers.

Proceed with Caution in Multiple-Offer Situations

Though receiving multiple offers on your home is a leveraging dream, it's not a particularly easy-to-navigate situation. Your instinct may tell you to go with the highest bid, but that's not always the right answer. An experienced REALTOR® will know to dig into the contract terms, financing, the offer letter itself, and other variables in order to make the best decision. It's best to operate with knowledge and realistic expectations and not let emotions sweep you away.

Now that you have the most vital information for selling your home in 2021, let's begin the listing process with the help of our expert Watson agents – contact us today!

What You Should Know Before Buying Beachfront Property

Buying a beachfront property is a lifelong dream for people of all ages, and for good reason! There's nothing like the feeling of salt air in your hair, a cool breeze coming off the water on a hot day, or a pleasant summer evening spent on a patio with waterfront views. But beachfront properties typically come with a premium price tag, so picking the right property is crucial.

A Vacation Home or Permanent Residence?
Before you start shopping, it's important to decide how you plan to use your beachfront property. Will you be living there full time, using it as a vacation home, or perhaps even renting it out during high-value months? You may have significantly different needs for a vacation home than for a property where you'll be living full time, and that extends to the community where the home is located. A small town with limited services may be perfect for a vacation, but you might want a more robust community for a permanent residence.

Deciding Which Type of Beachfront Property Suits Your Unique Needs
There are so many different types of beachfront properties, from cozy, charming bungalows to sprawling estates, and naturally, those properties will have very different price points. There are also big differences from one beach to the next. Do you want a home near the ocean, or will any beach work? Would you prefer a quiet, out of the way beach, or do you love the excitement and variety that come with seasonal tourists? Both your budget and your preferences should play important roles in picking the right type of beachfront property.

Scout Communities That Suit Your Budget
Once you have an idea of the type of property you want and your budget, you can get busy scouting out potential communities. Visiting communities in person is ideal, but if you're shopping from afar you can still learn a ton online. Consider the services you'll need, the type of lifestyle you want, and the cost of living to identify potential matches.

Get to Know the Neighbors
When you get serious about buying a house in a particular neighborhood, there's no substitute for getting feedback from the locals. If you're able to talk with your potential neighbors – or anyone who has called the neighborhood home for a long time – you can discover so many little things that tell you whether the neighborhood is right for you.

Pick a Solid Home to Stand Up to Beachfront Conditions
Beachfront properties are exposed to the elements far more than most properties, which makes buying a house that can stand up to those conditions more important than ever. Make sure to thoroughly inspect any home that catches your eye, and seek professional opinions on whether the home is worth the investment.

Choose a Real Estate Professional Who Knows Beachfront Properties
While you can learn plenty about beachfront properties from your own research, having the right real estate agent on your side makes a big difference in finding the right match. Choose a real estate pro who has experience with beachfront properties, and can help you focus your search on properties you'll love long-term.

Buying a house on the beachfront truly can be a dream come true, but there are usually some obstacles to navigate in order to find the right match for your needs. With enough research, a willingness to shop in different areas, and a commitment to finding the property that works for your budget, you can find a beachfront property you'll truly love.

Whether you're selling or refinancing, a lot rides on your home's professional appraisal. The appraiser's unbiased opinion will give buyers and lenders alike a clearer vision of your home's worth. A lower number hurts your chances of securing a loan or selling for a good price.

Many factors go into your home's appraisal, some of which you simply can't control like number of bedrooms or the neighborhood. Luckily, there are things you can do to boost your home's profile. Here are some tips for getting a high appraisal.

Look at Past Appraisals

If your home has been appraised in the past, take a look at those records. Pay close attention to the things that lowered your home's value and try to improve those issues first.

Clean Everything

Cleanliness is next to godliness, and that goes for your home too. Scrub, dust, and wipe every corner of your home to create a spotless presentation. Renew your air fresheners or light a candle or two to emphasize a clean, crisp environment. You'd be surprised how something as simple as cleaning can influence your appraisal.

Take Care of Those Minor Repairs

If you've been putting off those pesky leaks or clogged gutters, now's the time to knock them out. Neglecting quick and inexpensive fixes will absolutely negatively affect your appraisal. Be sure to document any minor and major repairs as well, especially if you hire contractors to work on them.

Create Curb Appeal

Before the process even begins, your appraiser will start making mental notes about your home's exterior as they arrive. Make sure they're taking good notes by creating welcoming curb appeal. This can be done by maintaining the grass and any plants, presenting a clean walkway, touching up the paint if need be, and more.

Enter the Modern Age

Worn finishes and creaky, old appliances won't score you any points for being vintage. Instead, consider saying goodbye to these relics of the past and enhancing your home with more modern touches, like quartz countertops or stainless-steel appliances. Appraisers will place more value on these sorts of higher-end details. Of course, it's always worth talking to your agent about which upgrades make the most sense for your home.

With that said, however, it's important not to cater your home to one specific niche. Pricey upgrades may not make as much sense as they do on paper – you may not even recoup those expenses in the sale.

The ultimate takeaway is to ensure your home is well-kept. Even a home with outdated stylings could sell well if it's been maintained with care and consistency over the years.

Be Honest

If there are repairs you haven't completed by the appraisal, be honest with your appraiser. The desire to hide them may be strong – no one is proud to admit they haven't gotten that cracked foundation fixed yet – but it will only hurt you in the long run.

By telling your appraiser of any needed repairs, they can possibly factor the costs of said repairs into the appraisal. Otherwise, they may use a general figure, which could end up hurting your value. If you intend to have the repairs done yourself, the appraiser may need to return to confirm their completion.

Listing your home for sale can be overwhelming, especially if it's your first time. One of the best ways to sell your home quickly and increase your sale price is through proper home staging. Home staging is both an art and a science and often takes a good bit of experience to pull it off just right. Our real estate agents are experts at home staging and are always willing to offer tips to help you through the process.

If you're planning to put your home on the market in the near future, you'll want to make sure to avoid these mistakes.

Personalization
When it comes to getting your home ready for the market, the goal is to create an environment that enables potential buyers to see themselves living in the home. This means keeping things as neutral as possible. Remove pictures, abstract art, bright colors, knick-knacks, or anything that reminds your potential buyer that you're currently living in the space.

Keeping Pets Around
Who doesn't love pets? Many potential homebuyers don't. Whether it's allergies or just personal preference, pets aren't for everyone, so be sure to keep their presence to a minimum during showings or open houses. Be sure to vacuum up any fur and keep all bowls and toys out of sight.

Forgetting To Clean
An essential part of the home staging process is deep cleaning. This type of cleaning goes far beyond sweeping the floors and dusting. You'll need to make every corner of your home ready to impress! This includes the ceiling, windows, baseboards, blinds, carpets, and furniture. First impressions are everything, so you want to be sure potential buyers are walking into a spotless home.

Dark Spaces
The golden rule of home staging: let there be light! Light exposure makes rooms look bigger and brighter. If a particular room doesn't have a lot of windows or doesn't receive much sunlight, buy extra lamps or artificial lighting. You want every room of your house to be bright and welcoming.

Ignoring The Bedrooms
Many sellers make kitchens, living rooms, and bathrooms a priority during the home-selling process, but it's important not to forget about the bedrooms. The bedroom is where homeowners spend a lot of their time, so it's important to create a clean, relaxing look. Make sure bedding is fresh and clean. Adding some decorative pillows and throw blankets doesn't hurt either.

Stuffing Your Closets
Cramming everything into your closets might make rooms look less cluttered, but this strategy can actually backfire. Jam-packed closets can actually make your storage space appear smaller. The key to making closet space appear larger is to keep them about half full.

Outdated Appliances
If your kitchen is living in the past, you may want to consider upgrading your appliances. Replacing an old refrigerator or dishwasher will not only help make your kitchen stand out among other Jacksonville homes for sale, but it will also be a major selling point for potential buyers. Because the kitchen is the most important room of the house, you may even be able to recoup your costs at the sale price.

Selling a home can be a challenge, which is why you need an experienced real estate agent in your corner. Contact us today for more tips!

Florida is a magical state full of hidden gems the average visitor – or even resident, for that matter – knows exist. Everyone knows about Walt Disney World and the glistening sands of South Beach, but for every well-known destination in the Sunshine State there exists at least one under-the-radar spot worth visiting. Join us on this tour of some of the amazing hidden gems in Florida that you should absolutely check out.

Ravine Gardens State Park

There's no shortage of beauty on display at Palatka's Ravine Gardens State Park. The park's namesake ravines can be viewed from suspension bridges – a ripe opportunity for photos. And if you're visiting between December and March, you're in for a real treat: it's blooming season for the hundreds of azaleas, washing the gardens with a dazzling colorscape.

Florida Caverns State Park

Florida isn't exactly known for its caves. After all, most of the state is barely above sea level. And yet we have Florida Caverns State Park, a series of large, connected caverns beckoning visitors to explore. Take a guided tour to experience the chilly underground air, sounds of dripping water, jagged stalactites, and wildlife like bats in these otherworldly depths.

Bok Tower Gardens

Nestled among rolling hills of citrus stands Bok Tower Gardens, a true hidden gem in Central Florida. The titular Singing Tower looms over the gardens and houses one of the world's finest carillons, a percussion instrument consisting of 23 bronze bells in fixed suspension. Performances can be heard ringing throughout the garden daily, adding to the overall contemplative atmosphere.

Beyond the Singing Tower, the park is home to one of the state's most impressive landscape gardens. As you meander through the garden, you'll encounter acres of blooming foliage, lush ferns, palms, and oaks, and even natural Floridian wildlife like threatened gopher tortoises and endangered eastern indigo snakes.

Falling Waters State Park

Here's another one to file under "Things You Didn't Know Florida Had" – waterfalls! Sink Hole Trail leads through huge trees to Falling Waters Sink, a 100-foot-deep, 20-foot-wide cylindrical pit. A small stream drops water 70+ feet into the bottom of the sink, creating the picturesque waterfall. The park even has a bit of a spooky factor: no one truly knows where the water goes once it reaches the bottom of the sink.

Blowing Rocks Preserve

This peaceful barrier island sanctuary is home to the largest Anastasia limestone deposit on the Atlantic coast. High tides and storms cause the sea to fling itself against the rocks, forcing plumes of saltwater as high as 50 feet into the air. It's a sight unlike anything else.

Cedar Key

While the previous entries on this list have been parks and preserves, this entry is an entire city! Located just over an hour south of Gainesville, Cedar Key is a small island city in the Gulf of Mexico. The quaint and quiet town offers a refreshing break from city life both in its city-by-the-sea vibes and the amazing Cedar Key Museum State Park. As a vacation spot, it's under the radar but perfect for a quiet getaway.

Weeki Wachee Springs State Park

Weeki Wachee Springs has something no other hidden gem in Florida does: live mermaids! These dazzling sisters of the sea perform classic shows and other underwater feats for captivated audiences each week (though attendance is limited during the pandemic).

Once you've seen the mermaids, enjoy a serene journey into nature with a kayak ride down the spring. Kids will love splashing in the waters of the onsite Buccaneer Bay waterpark, too!

Ocala National Forest

Ocala National Forest attracts plenty of visitors, but outside of locals, the park's praises aren't sung enough. Anything you want to do, you'll find space for it at Ocala National Forest. Go hiking across miles of trails. Kayak or swim in remarkably cool springs. Camp overnight under the twinkling stars. All your outdoors dreams converge here.

As you travel through Central Florida and wind your way through Marion County, you will eventually find yourself in the city of Ocala. While the area has many charms, you'll also notice that there's something slightly different about this corner of Florida. That's because Marion County is known as the Horse Capital of the World, with an expansive collection of thoroughbred farms and equestrian facilities that you simply won't find anywhere else. Our real estate agents have all the details on why this part of Florida is truly an equestrian paradise.

Why Marion County Is the Horse Capital of the World

The Horse Capital of the World by the Numbers

When you shop for Marion County homes for sale, you can be sure that you won't be living far from great equestrian facilities. According to the Marion County Chamber & Economic Partnership, the equine industry has a $2.62 billion economic impact on the area every year. That comes in part from the thoroughbred breeding and training facilities in the area, with 431 thoroughbred farms in Marion County alone. Those farms are home to more than 35,000 thoroughbred horses, and the thoroughbred industry accounts for more than $1.3 billion of annual economic impact on its own.

Training the Best of the Best

If you follow the biggest horse racing events of the year, including the Kentucky Derby, Preakness, and Belmont Stakes, then you've likely seen a winner who was trained in the Marion County area. That includes the historic Triple Crown winner Affirmed, a horse that was bred and trained in Ocala. Every year, some of the biggest contenders in the Kentucky Derby come from thoroughbred farms in Marion County. In total, six Kentucky Derby Winners, seven Preakness Stakes winners, and six Belmont Stakes winners have been trained on Florida thoroughbred farms... with more sure to come.

The Best Place to Work in the Equine Industry

Do you have dreams of working in the equine industry? Then it's time to start shopping for Ocala homes for sale. The racing industry alone accounts for more than 12,000 jobs in Florida, many of which are located in the Ocala area, and generates more than $400 million in wages annually. There are also a wide variety of different jobs available, whether you're interested in training thoroughbreds, breeding horses, or helping the next generation of riders fall in love with the equestrian world.

More Than 75 Years of Equestrian Excellence

Did you know that the first thoroughbred farm in Florida was founded in 1943? Of course, the farm was located in Ocala and quickly started producing winners in major Florida races. It wouldn't be long before local horses hit the national stage, and many more equine facilities soon followed that first farm. Today, horse farms account for more than 77,000 acres of land in the Marion County area.

Training the Next Generation of Riders and Equestrian Experts

While thoroughbred breeding and racing are major industries, they aren't the only things that make Marion County the Horse Capital of the World. The area is also home to an extensive selection of equestrian facilities, where you can learn to ride and show horses. Young riders can expect some of the best instruction in the world when they visit these facilities. Whether for competition or simply for the love of riding, this is an amazing place to learn.

The Value of a Real Estate Agent

        https://crobles.watsonrealtycorp.com/blog/2021/02/10/the-value-of-a-real-estate-agent

When buying or selling a house, what's your top priority? Probably to make the most money if you're selling or get the best deal if you're buying. As a result of being money-conscious, you might think you're better off pocketing what you would pay in commission fees for a real estate agent. If you go that route, however, you're likely doing yourself a disservice. The value of a real estate agent comes from the often-overwhelming amount of work they take off your plate when buying or selling your home.

Buying a Home

House-shopping is at once very exciting and exhausting. A real estate agent can help alleviate many of the exhausting factors. They'll comb through new listings – across a wide network you wouldn't otherwise have access to – in search of homes that match your wants and needs, weeding out the pretenders and bringing you the contenders.

The value of a real estate agent becomes even more apparent when it comes time to make an offer. They'll help you prepare a formal offer as well as guide you through any negotiation that may come after to ensure you get a good deal. After the offer, a real estate agent will guide you through inspections and oversee any repairs deemed necessary.

Selling a Home

What do you need an agent to sell your home for – you know it best, right?

Well, when selling, objectivity is your best friend. A real estate agent will value your home with an honest eye, one that accounts for market value and other factors to ensure your asking price isn't too high. They'll also help you stage your home so that it makes the best impression to potential buyers.

Your agent will be invaluable when it comes to marketing your home to those buyers. They can get your home exposure on multiple websites and listing services, as well as use tools like social media to get even more eyes on the property.

Again, you'll truly recognize the value of a real estate agent when you start receiving offers. Your agent will review offers and keep you informed through every step of negotiation, ensuring you don't get caught with a stale deal.

Picking the Right Agent

Ultimately, the real value of a real estate agent comes in finding the right one. Working with an agent you gel with and who understands your wants and needs is critical. But once you secure the right agent, you'll truly understand why it's worth it.
